The Building Process

ShadowRidge Homes takes the worry out of building a new custom built home. As one of the finest general contractors in Camrose, we walk you through the entire construction process from blueprints to paint and floor covering selection.

We'll offer advice and suggestions, but you'll always remain in control.

Lot SelectionLot Selection:

If you already own the lot, we will evaluate the lot to determine the size and style of a home that will work, giving consideration to building bylaws and street appeal. If you are looking to buy a lot, we will assist you in choosing a lot to accommodate your ideas of the home you want to build.

 

Home DesignHome Design:

We recognize this is the most personal step of the decision making process when building a custom home. We will attempt to make this as enjoyable and easy as possible by helping you develop the floor plan which suits your tastes and lifestyle. (If you have your own blueprints, we can quote a price to build for you from there.) Once you've decided on a design concept, we will give you an "estimate only" to see if we should go any further.

 

Preliminary PrintsPreliminary Prints:

Before we have our architect do working prints, we ask for a deposit. Once the architect has completed the preliminary drawings, we work together to finalize and change any features required.

 

Final EstimatePreparation of Final Estimate:

When the full working plans are complete, we then start the costing process by developing a list of specifications and total costs. During this process, we will work with you in helping you make your various selections such as lighting, floor coverings, interior and exterior finishes. Once this process is complete, it's time to sign the contract.

 

Permit ApplicationPermit Application:

All of the building permits, architectural controls and surveying of the lot work is performed through us. We follow up on every local requirement. Usually it takes a few days to receive an approved building permit depending upon the City or Municipality.

 

Final EstimatePermit Approval:

While waiting for building permits, ShadowRidge Homes will be coordinating all of the sub-contractors committed to your project.

 

Permit ApplicationGround Breaking:

Construction begins on your new home within days of receipt of an approved building permit, weather permitting.

 

Final EstimateConstruction and Building Inspections:

To insure quality construction, a City of Municipal Building Codes Inspector will perform inspections during the following phases of construction:

  • Footing
  • Foundation
  • Framing, rough-in, plumbing and electrical
  • Insulation
  • Water and Sewer or septic system
  • Final - which includes finish plumbing, electrical, any decks, interior and exterior finish and grading

 

Permit ApplicationOccupancy Certificate:

Once your custom home is completed and the final Building Approval is granted by the appropriate municipality, an "Occupancy Certificate" is issued certifying your home has passed all the required inspections and is ready for you to move in.

 

Final EstimateWarranty Work:

Congratulations!! You're all moved in and you love your new home. But what if a pipe leaks or a circuit breaker keeps popping? No problem! ShadowRidge Homes will stand by you for one full year after you take possession for any defects in labor and materials.
